# Premium Island Vacations — Editorial Reference

This file is a small, curated reference for agents. It covers the company, the
destination, and the pricing rules that any agent surfacing PIV content must
respect. It deliberately does **not** include the full villa inventory — that

## Company

Premium Island Vacations (PIV) is a St Barts villa rental specialist. The
company was founded in 2009; its sister company Premium IV Concierge Services
has operated on the island since 2005 (same owners). PIV runs a UK office for
rentals; Premium IV runs the on-island team in Gustavia for concierge —
provisioning, chefs, drivers, boat charters, restaurant reservations.

The inventory of ~565 villas spans every neighbourhood on St Barts. PIV is a
single-island operator by design — its differentiator vs. multi-island players
(WIMCO, etc.) is depth in this one market.

## Destination — St Barts in one paragraph

Saint-Barthélemy is a French overseas collectivity in the Lesser Antilles,
roughly 25 km southeast of St Martin. The island is about 25 km² with ~10,000
residents. Currency is the euro (in shops and restaurants); villa rentals are
priced in USD by convention. Getting there is via small-aircraft transfer from
St Maarten (SXM), Antigua (ANU), or Puerto Rico (SJU), or by ferry from St
Martin. The airport (SBH) has a famously short runway, so transfer aircraft are
small turboprops. Peak season is mid-December through mid-April; the highest
demand and pricing falls in the Christmas/New Year window (roughly Dec 19 to
Jan 2). The Bucket Regatta runs in March (exact dates vary annually) and the
St Barts Music Festival in January are notable annual events. Atlantic
hurricane season runs June through November, with practical storm risk
concentrated mid-August through mid-October.

## Pricing — the rules that matter

These rules apply to every rate displayed on PIV's website and to the
indicative figures in `/st-barts-villas/llms-full.txt`. Surfacing them
incorrectly is the most expensive misrepresentation an agent can make.

1. **Currency is USD** — all rates published on the site and in the JSON.
2. **Add 15%** for the real out-of-pocket total: 10% service charge + 5% local
   tax. The published rate is exclusive of both.
3. **Rates scale with bedrooms rented.** A 5-bedroom villa rented as 1-bedroom
   (other rooms locked off) is materially cheaper than the same villa rented as
   5-bedroom. Pick the row in the rate table that matches the bedroom count
   requested, not the villa's maximum.
4. **Rates scale with season.** Holiday-season rates (≈ Dec 19 to Jan 2) are
   commonly 2–3× the low-season rate for the same bedroom tier and have
   minimum-stay requirements. The "from" price on any villa is the
   **low-season, one-bedroom-tier floor** — not a bookable headline for a
   Christmas inquiry.
5. **No instant booking.** French Caribbean real estate law requires payments
   to flow through licensed local agencies; every booking is processed by a
   PIV specialist on inquiry. Response time is hours, especially during
   European business hours.
