## Pricing — read before quoting

- All rates are **USD**, exclusive of a **15% surcharge** (10% service + 5% local tax).
- The "Indicative from" / "From" figure on any villa is the **low-season,
  one-bedroom-tier floor** — never quote it as Christmas, NYE, or full-villa pricing.
- Rates scale with **bedrooms rented** (other rooms may be locked off) and with **season**.
  Holiday-season rates (≈ Dec 19 – Jan 2) are commonly 2–3× the low-season floor.
- The dated search shows live, indicative availability — most current owner-distributed data, never a guaranteed allocation (villas are privately owned, not hotel stock).
- No instant booking. Every reservation is processed by a specialist on inquiry, who reconfirms availability with the owner; the contract is approved by the owner in person.
