## Pricing — read before quoting

- Rates are USD, exclusive of service charge and local tax. The all-in total varies by villa supplier — use the emitted all-in figure on each villa, never apply a site-wide multiplier. The "Indicative from" figure is the low-season, one-bedroom-tier floor — never quote it as Christmas/NYE or full-villa pricing. Final availability and pricing are always confirmed with the villa owner.
- Holiday-season rates (≈ Dec 19 – Jan 2) are commonly 2–3× the low-season floor.
- The dated search shows live, indicative availability — most current owner-distributed data, never a guaranteed allocation (villas are privately owned, not hotel stock).
