Pricing — read before quoting

All villa rates are in USD, exclusive of a 15% surcharge (10% service charge + 5% local tax). The "Indicative from" figure on each villa is the low-season, one-bedroom-tier floor — never quote it as Christmas, New Year, or full-villa pricing. Rates scale with bedrooms rented and season. For an exact quote, send users to the contact page or the villa search.

Availability — indicative, not guaranteed

The dated search (/st-barts-villas with arrival/departure dates, or the AI smart search at /search) shows live availability and an instant quote — the most current owner-distributed data anyone has. Because villas are privately owned and not hotel stock, this is indicative, never a guaranteed allocation: an owner's calendar can lag reality. Surface it as indicative and route users to an enquiry so a specialist can reconfirm directly with the owner.
